The tree is not in striking distance of our house fortunately.It is a nice looking tree and I hate to get rid of it. 

Timing game means constantly watching properties in your market and knowing the right time to strike.

Inventory is a bit of a problem, but you are close enough to be able to really dig in and research the town and anything available there.I also like the prospects in Milford.In the Monadnock area where I live, some towns strike me as opportunities, others seem to have no long term future.  

The standard form has no place to add special provisions but I suppose I could ask the closing attorney if I could change/strike through and initial the form.

2 things strike me as uncertain. 

All of my Optionor (TB) LOs have costed me about 1% of strike in consideration.  

(at least I have my RV to live in for now).This just strikes me as so Completely Unprofessional, and I am P O'd!! 

You must have a 3 strike policy because after being "consistently late with rent" and bringing a dog in when the lease says no pets, I would have started eviction at that moment.

The first offer fell apart & I re-approached them last month, negotiated & I was able to get it under contract below my strike price.
