Plus- at that point- we would all have similar cash in the deal with us doing all the work/ management.

To get started, figure out your target tenants (like traveling professionals) and check out what similar rentals in the area are charging.

Buying a MLS listing is probably a no go ,if you find a private sell or a similar way that would be the best way to purchase a property in todays climate.

However, with smaller investments, if bonus depreciation isn’t captured in the first year, a cost segregation study’s cost may outweigh the added benefit.Additionally small tenant improvements could have similar benefits with bonus depreciation and new assets.
