I submitted the affidavit of continuous use executed by seller with each application and for one I was issued a billing statement for the back rental license fees, interest and penalties and for the other I was issued a refusal and had to seek a variance.

Also if you're in Zillow, another strategy you can try is to click the rent feature and click on properties for rent in the areas you're interested in and look at number of views + applications.

I'm using TransUnion through Apartments.com applications. 

And most importantly they can help you vet out any potential lease applicant so you as the owner do not make a haste decision and lease the home to someone who may not be best tenant prospect

Probably lost a few applicants by demanding the higher security deposit, but it works for us. 

MANY MANY scams going on to collect application fees doing exactly that.

I have placed my home for rent and have received an email from someone who wants to place an application for my rental but noticed I have a no pets policy.

Denying application because of pet is not about discrimination (man they abused this word so much), it's about who pays for the cleanup cost.
