Again with tax auctions, some kinds of tax auctions are referred to as a "free & clear" sale.

Whether you spend time networking, reading books, watching videos or connecting on bigger pockets or if you spend cash hiring a mentor, maybe partnering up with or doing free intern work for a real estate investor; whichever route you decide to go investing in yourself is one of the best investments you can make. 

Additionally, your brother would inherit your cost basis for the gifted portion, potentially leading to higher capital gains taxes if he sells later.

Just keep in mind that contractors may hesitate to attend multiple pre-inspections, especially if they lead to no work.

For example, say I have a foreclosure, or expired listing lead that I would like to find accurate phone numbers for for prospecting.

But if the stress and financial burden are outweighing the potential upside, this might be a great time to cut losses, free up capital, and reset for a more promising opportunity.At the end of the day, successful investors make decisions not based on sunk costs but on future potential.
