Also, they're buying it just over a 5% ( noi 3 / 58) cap rate and planned to sell three years later at the same 5% cap rate, with the largest influx of new Class A multifamily to the Atlanta area ever in the next three years to compete against this Class A property, which should only continue to drive down rents or prevent NOI growth at the least.

we have 7 new builds breaking ground in July all are for clients that we build at a discount for and they resell which makes the economics even more favorable for them but for our side of things I haven't looked at private money just through all cash partnerships. that's in columbus ohio

First off, you can provide all the links you want about $1266 being the maximum including utilities that section 8 offered in 2021 or even 2020 for that matter but the LARGEST section 8 agency in Detroit (with perhaps the exception of Detroit Housing Commission, aka DHC.) and Michigan which is Michigan State Housing Development Authority, commonly known as MSHDA approves up to $1478 including utilities.

I live in miami florida now and I moved for larger scale developments here because of the net migration but columbus ohio the economics allow for that. existing inventory has been tougher and at the pricing inc columbus you may as well build new because you can build new less than replacement costs in a lot of the markets downtown. it's about being in adjacent downtown neighborhoods where property values and rents are higher. land values are the biggest driver of how well you can buy land to develop followed by permitted uses or rezoning applications.
