While podcasts, books, seminars, and websites offer general knowledge, you'll buy a specific property in a specific location, subject to local rules and regulations.

It's like asking someone what you should look for in a wife.You need to focus on what your goals are first, then take a personal inventory of your own knowledge, skills, interests, finances, available time, etc. 

To my knowledge no one has done it so far.

Unlike real estate sales, rents are not public knowledge and do not have to be recorded, and they do not have to be accurate. 

Overall, I think these are solid markets to invest in with many Pros, but Cons as well (of course).Happy to connect and knowledge if you are interested.
