Since my bank account had no funds (I transfer them fully as soon as rent collections deposit), Baselane basically paid those refunds from their own pocket and now are coming after me to recoup them.

I'm currently going through Pace Morby's book and video companion guide from the Bigger Pockets Store.

All that being said, what institutions do and what the typical LP on these forums and Passive Pockets do look very different.

Bigger Pockets is a great place to find a real estate tax strategist.

He paid for common area access, built a bed in his Land Cruiser, pocketed the rent but we had agreement on what the pocketed money could be spent on (seeing we were paying the rent). 

I'm a pro member here at Bigger Pockets but I've also looked into Renatus and my local Real Estate Association.

The instances where I do take the fee are often off market heavy entitlement transactions where I incur significant out of pocket pre-development expenses and use the fee to help with reimbursements.
