The property I’m looking at sits at the corner of a busy intersection with tons of vehicle traffic, pedestrians, local businesses and a couple of schools.

It's where Paper Mill Rd, Jarrettsville Pike and Sweet Air intersect.

It's really frickin' depressing to go to multiple houses with multiple investors who think they're going to clear $50,000 on a flip, only to have to tell them that, no, we can't cram $60K of reno into a $35K budget (and, BTW, those comps "within a mile" are for a neighborhood across a major intersection with very different characteristics, so your ARV is probably $20K lower than you thought). 

Don’t buy at the front entrance, not at the end of a T intersection, try for culdesacs since bigger lots, look for views, nearer any playground or dog parks, etc.

This is where we are today that this is possible and equity and debt costs are intersecting.

Just figure out the top 500-1000 tourist or highly visited places and intersect it with low cost housing. 

They go for about $100/mo where I'm from.Two major interstates intersect in downtown Amarillo and there was a HUGE billboard that was vacant in that intersection.

@Chris Price It's the intersection of supply, demand, and public policy that plays out very differently depending on where you are.  

@Sabrina Romano I house hack a duplex in Roxborough near the intersection of Monastery and Ridge ave, so pretty close to that Manayunk/Roxborough border.
