@Alex Sabio I am mainly responding to the OP's post, it looks like mid-thread you injected your own topic and questions.

- probably a good investment but not for cash flow. you are looking at a $3800 payment and 650k in interest on life of the loan, if there is another end game for refi, rollover, cash injection etc. to make it cash flow better then maybe. 

(We expect to have 120k in cash saved up by EOY, not including other investments)I would put as low as possible to save your funds for renovations (you're unlikely going to find a completely turn key property) and inject value that way. 

I didn't have to leave any money in the deal and I now have the capital to inject into the next deal.

The are you can gamble on is Clark Fulton, still a lower class are but MetroHealth is injecting $1b into the area, so with time the area will gentrify and values will go up even more.
