Ended up having to find new folks to finish the job, which was a lesson in vetting and trusting your gut.

ya I dont really understand why folks want to dive into section 8 and instead of buying props that can be rented at market rents. 

I’ve worked with folks in both Austin and Scottsdale who did just that and continued to build cash flow over the years.So while the recapture and capital gains can hit hard, there are options to consider.

Now, every 1% origination moves the needle by 20-35 bps, depending on the lender.Usually, the only folks paying extra points in this market are deals where cash flow is an issue and they need to buy down the rate for more LTV.I've brokered 300 DSCR loans, and the rates you mentioned are no way real unless you're talking very reduced leverage (50% or so LTV).

Hey BP Fam,I just started mentoring folks interested in real estate investing and could use some advice.

However I only know the western Oregon market and this type of RE wholesale would only work in the midwest or south where real estate isn't as crazy high demand/low inventory/above market value as Oregon is, so I can't apply my same parameters/experience/cost of renovations/what local buyers prefer/high demand neighborhoods vs slums etcMost RE programs have lots of reviews but this program seems to have no easy to find honest reviews from folks that are not connected to promoting it

But you could see the distinct advantage I had it was huge.I feel sorry for folks doing this in PA and other states that are so antiquated..
