She is dropping 6k tomorrow to convert from oil to gas heat, so her costs right now are scaring her.Waiting 2 weeks with a lower price would still mean it was empty on October 1 which is her self imposed deadline for rental.

The quit claim wont flag the lender, however if you are trying to refinance (with the same lender) you should do that first, or transfer it back into your name prior to the refinance to prevent unnecessary underwriting.

I reckon even if they are trustworthy (and your conspiracy theory is therefore unnecessary), what you'll be fed back is: the "good deals right on MLS and other sources" aren't so good after all.
