EBR housing allows around $1,300/month for 3 bedrooms.

He owes 650k house is worth about 1.4M, however, he only needs 300k.

My goal is to continue to buy 3-4 condos like this one and use the snowball strategy to pay off these condos quickly so I can build up my passive income(ideally $20k+ a year from 1 paid off condo).

They were told by their lawyers when they sold the house (after things were fixed), that the did not have to disclose the problems as they were fixed. 

For example, for a 500,000 purchase, the Land Transfer Tax would be approximately 6,475 while if the same house was purchased in the City of Toronto, expect to be charged about 12,950.And as a foreign buyer, a premium would be added: I really don't know the numbers here anymore, consult with a Real Estate lawyer for an estimate here.- Work Permit ?

So in Real Estate, say your doing a "volume model", let's say sec8 housing.

A 5 unit multi family and a duplex plus my dad's house.

If I were investing in eastern WA, or where my extended family lives in Pennsylvania, those 100k houses in good condition are a real thing there.  

I have a confession: my only duplex, which I gave owned now for 2 years and recently moved out of from a house hack, has proven to cost me more to maintain/pay taxes/repair/fix etc to the point where my cash flow is close to zero.
