There are some reasons for this and why it is happening, the solar payment/bill increases incrementally each year until it ends, the company of the solar panels does not have great support, and the last thing, it is not a massive savings in eyes of the buyer with these burdens that they have to go through with an intense contract to sign too.

If lenders would consider a 2-3% buyers agent commission as part of the purchase price and LTV based on this (contract price + buyers agent commission) we can end this Byzantine step of the buyer’s agent having a separate agreement executed with the seller for the seller to offer to cover the buyers agent commission.

You can always sign a contract to buy the remaining properties anytime with a closing date scheduled for the future (not sure why he would want to do that though since we don't know what will happen appreciation-wise).
