It took me 10 years and I had the benefit of starting when RE was cheap.A business has literally the opposite character: it's primary strength is cash flow.

And since you guys lived in the area do you know a good RE agent ?

And your RE does not go up in value a significant amount and I am not talking 2% or 3% a year.

The insurance company may do what is called a "cancel / re-write" where they just cancel the policy that was in your individual name and re-write it to the LLC name - there shouldn't be any change in premium with most insurance companies. 

At my day job (non-RE), we have a recurring vendor that charges us about $150K/month.

Your best bet is to consult with a good broker that has experience with business insurance and RE.

As a seller of RE ( mainly new builds) We do see parents being protective of kids when they are worried about the new spouse..
