At any rate, when I finally found a 'good deal', my wife said she was 'fed up' with hearing me lose out on so many properties and she encouraged me to purchase the property for a higher price (to win the bid I mean).

Thanks @Peter M.We aren't living on one side, the duplex is in Indianapolis where we will renovate both sides, we had to put 25% down since it's an investment, and we will rent...not sure if we can complete the last R (in BRRR, Refi because "Fed are raising interest rates signaling 2 more increases are coming 6/13)  so I locked it in just now!

I'm no longer interested in it as we are looking at another property and putting our efforts onto attaining that one, but as always, we still keep an eye out for others.DIFFERENT PROPERTY: QUESTION: does state and fed tax arrears follow the house or owner in a foreclosure, courthouse auction?

As an s corp you need to be paying payroll taxes and owners are considered employees for that purpose..just pointing it out because taxes should be withheld from the paychecks and remitted to the state/fed...check with your CPA right away so you don't miss filing deadlines...

Current regulation prevents new construction homes in the area from planting lawns in the front yard, and limit the total grass that can be planted in the rear as well as other regulations to conserve water.There is a limit to how many people can own a swimming pool in the middle of a desert.
