Maybe all you need is a gentle reminder to get it all straightened out to your satisfaction.

From what i understand the gentle is 70 years old and ownes this building  and a motel in the same town.

Please don't cold call or leave ringless voicemails, be very gentle with the people you are dealing with. 

I love the fact that my EA keeps close tabs on what I amortize and what I depreciate, understands my real estate goals and is honest and frank with me, in a gentle way.Of course you still need to understand the tax process and implications.

I did the simple stuff myself - paint, tile, wood laminate, gently used appliances, fixtures, ceiling fans and I contracted a few items like repair of a split floor joist, electrical short and a few plumbing problems. 

Carefully unscrew the outlet from the box and gently pull it out from the wall straight towards you.  

you could always repaint the cabinets and upgrade only the doors (lots of custom builders on fb these days). same for appliances - can probably score some gently used ones for a lot cheaper. i wouldn't worry about counters, unless they are beat up/rotten/etc. 

@Janna Afanasjeva I would also say a buff and recoat is only an option if you don't have deep gouges. 

If she can't find a job, and can't find funds for rent, you will have to (gently, if possible) suggest to her that she will have to move in with someone else, as you have payments to make and must have the rent on a regular basis.
