Gas, electric, water, garbage all paid by tenants who are all month to month.

I'd like to get some a second opinion but I don't know where to start.We converted from oil to gas when we bought it in early 2015.

Detailed annual expenses include:  vacancy rates, specific tax rate, 10% for property management, liability insurance, sewer, electric and gas, snow and lawn care.

Consider property taxes, utilities traditionally paid by the owner in that area (water, trash, electric, gas, ...), repairs, maintenance and landscaping, costs to service the loan, etc.If your friend would become your tenant, would you be willing to raise the rent on her? 

Owner pays water/trash/sewer & natural gas for water and heat.

Gas is $133/mo, not electricity.
