My buddy recently purchased a brownstone in Carroll Gardens for $1.1m about a year back, pretty bad condition.

The tour of the property suggests that they are good tenants - the place is in great shape, units are very clean and there is even a vegetable garden in the yard that the tenants maintain.

Better yet, people aren't going to expect hgtv luxury inside either, just clean and functional rental condition for the area.So while  it may not make the better homes and gardens cover, the quad can be a landlord's dream...

I love this area, it's close to the botanical gardens and White Rock Lake.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $350,000

Purchased off market with private money, currently refinancing to 30 year loan product.

Might make for a nice garden.

I need to find a new place to move to because my landlord wants to raise the price for the winter season and get more money, I live in Palm Beach Gardens FL, so I was hoping to find a fixer and move in and do most of the work myself.I took some real estate investing courses years ago just before the housing craze (without any success) and now that things are back to normal I'm trying to get back in to the game...

The properties at auction all sold between 20 dollars for empty lots in older hoods that would make great building lots or gardens to 14000 for a car lot at the high end.
