Sam Leon Two year leases VS One year leases

I wouldn't discount the rent for a two year lease.With a one year lease they would likely see an increase at renewal, I might agree to forgo the increase for a two year lease.I get why some like month to month leases but once you get enough properties the general predictability of leases of at least a year start to make a lot of economic sense.

I'll also mention as a newbie wholesaler with no money, you need to stay away from those in foreclosure, that's a mine field of trouble with federal laws having teeth.If people live in a place, you need to have a good idea of who the buyers are first before you go sing you song to a homeowner, if it's empty you'll have less issues and more time to go beat the bushes for a buyer.
