Just like when you take that ring off your finger it doesn't mean you are single.If you want to put two people on the lease say they are jointly and severally liable and have both sign as tenants.

What is the best way to fund this super-expensive repair without just writing a check and then, crossing fingers that the insurance company will pay up? 

Fingers crossed! 

Now fingers crossed this isn't the first of an avalanche of requests.

They were not happy with having to pay for repairs, lower the sales price and up their seller contributions so all fingers point to them.

If we have to get some of it next year, tho (let's all cross fingers and hope not), it will be more of an issue and may require sending a note with returns to explain that our county is staffed by incompetents.

We plan to follow the same rehab plan, given it worked so well for the first one, so fingers crossed Property #2 has a similar story to tell!

This isn't CSI where they are going to dust the package for finger prints.
