Personally I am a strong supporter of landlord licencing requiring class training for all aspiring investors prior to being allow to have tenants.

Get your RE licence and sell a few houses- that's what I did to close the gap.

When you hire someone without a licence , when things go wrong the only person to blame is you 

Check your local state laws to determine the flexibility of wholesaling without a licence in your state.

I'm in the process of wanting to start an llc for rental properties, holdings and purchases. I live in the cape girardeau MO. Area and I'm not entirely sure if I need a business license or not to do things like wholes...

Another example is my partner in our insurance business is also holding a sales licence with us.  

Agents hang their licence with a broker and the broker is then held liable for their actions.

As far as they have been able to determine this is a fictitious company.

Also make sure the owner provides any other possible paperwork such as rental licences (if required in that area) and lead certificates (if property was built before 1978 and required in that area).
