I'm a foreign investor (but have green card) and have no income history in the states.

I have been doing some reading on it but I would prefer to talk with someone who is doing it to get their perspective on several aspects of it including ease of purchase, maintenance, tax issues, foreign ownership rules, entities, etc.

The income & asset statements from all the free & clear properties we owned (here) didn't mean anything to them (only the IRS can attach foreign investments :)The first 2 banks balked so we went to a great mortgage broker & had a mortgage with yet another Bank @ 2% higher than the going rate (but I do remember the closing/legal costs were a little high).

The point of the book is to teach a mentality that is very foreign to most people.

You can also look for seller financed deals as a foreign investor with the cash down.If it's an out of the country investor or out of state I am getting some requests for sellers not go under contract until the buyer has seen the property and looked over the books first.

I guess what I’m trying to understand is would there be any double taxation involved in an LLC structure, bearing in mind again, that I myself am a foreign alien.

Don't hold in foreign LLCs.Disclaimer: I'm not a lawyer or accountant I just pay them!

Being foreigners we started with a zero credit score although we have now built this up to a stage where we have a credit card and no longer on prepaid gas.

I didn't know that RBC did this...still my least favourite bank for so many reasons.
