I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

There's definitely a learning curve but as long as you're prepared for it all both mentally and financially, it can be extremely rewarding.Also starting up my first STR here in CA soon... just my ADU we're almost done with at our primary.

Unless there are extremely favorable seller finance options.  

Unfortunately, many of these homes are fairly cookie cutter and face extreme competition.

I find it extremely difficult to give letter grades to an area.

Seller did finally come and get their proceed though.. it was an extreme Hoarder house one so bad that I could not even go in it..

(I wrote about it in this thread.)The New York Times has indirectly addressed your question a few times -- in this 2019 story and this 2023 article -- where they discuss areas that will fare better in an era of extreme weather and climate change.

Don’t get me wrong, I would love to own a property there but the margin is looking extremely thin now.
