Turns out, those special rules for 1031 exchanges in Oregon.. things like navigating tenant protections and timing constraints.. aren’t exactly set up to make your life easier.

Given your focus on equity and scaling for future development, targeting properties where you can force appreciation through value add renovations seems like a natural fit.

So I’m pretty close to you, once I pull some cash I have sitting in a flip that will probably turn into a brrr I’ll be about 70/30 stocks, I really don’t mind buying property provided I think for some subjective reason that area is undervalued/will outperform the market, but to me the stock market has a few advantages, 1. it is much easier obviously/more liquid. 2.

Buying a rental property through an LLC can offer liability protection and may make it easier to separate personal and business finances.

Real Estate is not a passive investment as so many say, you demonstrated you're in it for the long haul and willing to do the work• You learned from the experiences - you took the info from your first eviction and made the second potential eviction easier.

I have decided to look into a heloc, I'm a bit newer into realest state investing, I have completed a couple of fix%flips this year, I currently use hard money for the purchase with 10% down and I cover 100% of the rehab, with that said even just doing a couple of homes at a time, I find myself around 200k out of pocket, I think it would be a bit easier on myself and wife if we utilized a heloc vs just cash, my primary should appraise around 1.1m and my mortgage is 640k, I'm looking at pulling about 250k for a heloc, I don't want to refi the home and cash out as I only want to pay interest on funds as I use them ( I know I won't always be using the heloc cash) Any advice or even knowledge for people in a similar situation, and anyone have a referral for a Heloc?

To scale, I’d focus on defining financial goals, targeting specific property types, diversifying, and building a solid network.

Put some things into perspective and gave me some good gems that could help make this easier to obtain.
