Here in Boise, with the upzoning, any SFH, or duplex/triplex/fourplex, you are allowed to build an ADU on. 

Vetting the tenants and following local laws is extremely important.If you don't own a primary residence, would you consider house hacking (buy a single family and rent out the rooms or a duplex and live in one side/rent the other?

EM is $5k on a $120k duplex which I knew was a red flag during negotiations, but proceeded anyway as I needed to add a few more properties end of year.

I'm currently looking at using a VA loan for purchasing a duplex to live in one side & rent the other.However in this market, it seems like even after I move out & into another property, most of the duplexes I've looked at won't be positive cash flowing, or break even.

Buy a duplex and MAXIMIZE the cashflow!
