(not defending the practice, but I can see why an agent would want to chose one option on a deal vs. the other)I totally get the why I paid 125k assingment fee to a dirt dog last summer on 90 lot project here in PDX.. so I understand it.but the guy worked on it for 2 years got it through a lot of the land use approvals etc he just does not have the 9 mil its going to take to develop it.. so he took his money and we took the deal.

We'd be willing to house-hack to get a deal, but we have two not so well-behaved dogs, so I can't imagine living in a home where their barking would disrupt others.

You can find vacant homes by driving around town, hiring a bird dog, getting a Investor friendly real estate agent, talk to the mail man, tax collectors office, zoning office, you can even try call utility companies.

and they have an education model were they look for bird dogs to become commerical brokers working with them its nice they disclose the costs.. up to 30k it looks like.. some of the loan products in some of the states require NMLS not sure if they are licensed did not see that on their site.
