There is a book in the library called "Low (and no) Money Down" that discusses the various methods of financing purchases.

After discussing their goals, we realized they would like to maximize the property's value while also including me in the process, given my background in general contracting.

Suing was their way to create a record...coincidentally the client probably would have just signed an easement for them without the suit...but they chose to file first and then discuss.

I think new investors who post here and take all the feedback as a whole, with a grain of salt, can really put it into play in real life and then discuss with investors at meetups in their area to get over the hump.Yeah, we sure do get the fragile ones don't we...?
