I believe, off the top of my head, it's single digits of rents actually have rent reported to bureaus. 

A lot of seller financing comes with higher price or is a poor asset.  

Your extensive knowledge in flipping, contracting, property management, and private money lending will surely be a huge asset to the community.

A popular strategy I've seen work is to scale with properties in the C locations and then slowly upgrade your portfolio into the nicer asset classes as you progress and become more cash flow heavy.
