The property has been listed for over 200 days, am I right in thinking that with the trust owning the property combined with the long time on the market, that the sellers may be a bit desperate?

The bucks running around with a cell phone and a truck are guaranteed to screw it up sooner or later because they don't know how to run a business.... they also get desperate and stupid and will sign contracts with iffy P&L ramifications.

I wouldn't do it if it's because you're desperate to get a tenant, but if everything else looks good about the tenant, then you might consider it.
