get more micro. we define a zip code as a market. there are about 7 zip codes in the city of columbus that we work in as well as about 15 in Miami. we look at the average housing unit delivered and try to develop under the median and average home or condo where there is a lot of absorption. that is mostly through smaller Floorplan design, smart floorplan design, etc. new construction and development you also have much more control over the overall development just my 2 cents. if you are just buying existing it's going to have some issues

@Kent Kiess the downside is if you do borrow your own $$ You instantly reduced your death benefit your lived ones receive 2nd the amount of insurance your loved ones get is drastically less vs if you bought term.Question would you ever pay an extra 200 a month on your auto ins if it had a savings account mixed in confusing the real amounts and cost of your insurance.Keep it clean and separated.

Whenever you are using leverage, you need to have ample slack in the system and sufficient cash reserves (or access to cheap & instant cash) to cover vacancies, capital expenses, unplanned maintenance, and other issues to avoid missing your note payments.
