I am not looking to waive the inspection but what other options can I present that people have used which makes the offer competitive.

I had to prove that I'd graduated from college, because I had deferred student loans, and students aren't allowed in their properties.I had to have personal references, too.  

The appreciation and deferred profit from 1031 exchange or whatever, I consider that future "checking account" money that  I will tithe on when rents or sales will become my daily income. 

Sophisticated Lenders can and do structure these with many safegaurds but thats not what you are seeing in the Gator world and the gap funding and loans being presented to new lenders..

Your points may be better presented as a “caution” sign vs a definitive “do not enter”If you were to make the argument that it may not be for a newbie and therefore I should not have shared on this thread how I do things… I may have to concede.

If so, is this something I can get a template of online or do I need to seek one of these documents from an attorney to then present back to attorney signed by both parties to then draft a formal contract?
