We are not talking about a payment portal for a PM where as long as it processes, it's fine.

Its really not that complicated for the buyer there is no voodoo to this process of acquiring a property.. 

If you are not looking to evict now, I'd wait with these types of tenants until closer to the 30 days, you are looking for more confrontations and problems if you tell them you won't renew. if anything,  you can say that if there will be another violation you will start eviction process best of luck

With all respect to AirDNA and the amazing data they provide for STR owners, their pricing tool is not on par with most tools available there. 

I know the process from beginning to end and documented this thoroughly.
