The deal just doesn't work on paper once you allocate money for repairs and capex.I guess a better question might be, "are 15 year mortgages useful in real estate investments?"

The discussion we need to have is what to do about it.We have been reading posts for four years from members predicting a crash but they are not (1) selling (2) buying (3) re-allocating capital or doing anything other than posting their predictions (and apparently hoarding cash for years on end).

@Dan CournoyerAll of the expenses that you listed, including allocated tax prep fees, portion of the phone bill, travel etc. are equally deductible with or without a partnership LLC.You cannot arbitrarily shift partnership income between husband and wife, no more than you can without an LLC.Good thinking, but you do not gain any tax advantage, other than lower IRS audit profile.

We're working on scheduling a showing in the coming days and will definitely get answers/numbers to those fees.We've re-run the report with bumping up the CapEx/Repair percentages to 7% respectively, as well as with the property fully rented out, including 8% allocated for property management.

If you actually managed to get the rents your hoping for then 260k but I wouldn't put my money on it.6) your insurance is going to be closer to 2500-3000k7) i very highly doubt you will get a 30 yr note on this property.8) you might as well factor replacing in the roof into your purchase price cause It will need to be done immediately9) I think your capex allocation is super high, especially if you plan on doing the rehab correctly upfront.
