If the spread is larger and the cash buyer will not go up and financed buyer offers big non-refundable EM then they could win.It's all situational on what the seller wants and holds the most currency in.No legal advice given.

Get a syndication attorney to help set up the proper agreements.The foreign investor will have currency exchange rates, withholding, and entity creation to think about.Whether you want to partner with them directly or have them be a completely passive investor with no control makes a difference.Bryan Hancock would be someone on here to run your scenario by.Doing a syndicate myself makes sense because of the returns I would get but putting all that together as a commercial broker transacting a 1 million dollar deal for 30k commission is not worth my time.I am looking at putting a few of these together myself.I want the setup to be ( sponsor fee 3% going in , 20% equity slice, cash flow percentage after investors are paid, and sponsor fee / commission of 3% when it sells ).I only would take exit fee if a profit was made on the project and take cash flow only after investors are paid first and reserves were in place.

It's a poor model to pair any capital gains or cash flow into things that will cost you money.

@Alex Hostetler is correct @Stetson Hector.Ignore that it looks like a pair of duplexes, what matters is how many properties it is on paper.I've had people tell me "pair of duplexes" and it's really a single four-unit property, and I've had "triplex" turn out to be a duplex and a SFR.What does the Preliminary Title Report say?

Paying 4% APR on a mortgage for a home that will potentially appreciate in value and generates an income stream from rental is not the same as paying 22% APR on credit card debt incurred to buy the latest pair of designer jeans.The question you ask yourself should be what return can I make and what are the risk i take on to make that return.

I think licensed conveyancers are typically cheaper than lawyers, but in my view, lawyers are better qualified and are a safer pair of hands.I think if you're still thinking about DIY, do a google search on the pros/cons and risks of doing so before making a decision.
