My only high-level criticism here is that you are wanting to buy the partner out for what is owed.

I have my real estate license but very new to the industry so building a supportive network is critical. 

If executing a cheap and fast eviction occasionally is critical to your business plan, I’d say rethink that business plan.

Getting your depth and width dimensions may be critical if you're installing a tub/shower unit, maybe not so critical if you're building a custom shower stall.

Time is critical here.

Extremely low vacancy rates, very low turnover, maximized rent trough improvements, create high resident satisfaction etc - all add up to a critical advantage over a 10 year period.I feel lucky that have landed in a market which had both cash flow and appreciation over the last decade. 

Today the spread is closer to 3 points and I've opted to use the alternative lenders on a few occassions where I've recieved better leverage and most critically there's no pre-payment penalty at time of take out refinance.

Your accountant is critical to help you evaluate if a .1031 will benefit you. 

That being said, I think it is up to the listener/forum user to be able to critically think about the content they are consuming.
