I can furnish a 2 bedroom for $3.5k (including labor) and a 1 bedroom for $2.5k including labor.Some units have more amenities than others depending on the building but we offer soap, conditioner, razors, ect.

It is in the lease that they must maintain it, but my guess is they can't figure out how to work the timer... they also have air conditioners in the windows which is not allowed by the HOA.Still wondering why I find this out from neighbors instead of the property manager... but I guess I'm not enforcing better behavior. 

The property I am considering has a good interior, but definitely needs a new roof and may need a new air conditioner, furnace, electrical updates, etc.  

In the last 20 years I’ve bought 4 air conditioners (2x per property, at $2,000 each) and about 24 water heaters (at $1,000 each), the rest are minor, maybe a couple dozen kitchen appliances and another dozen laundry units. 

I just fixed his (now my) air conditioner for $1100 last week.

If you  need to see the inside of the house , thats easy , be there when the Air Conditioner repair man goes to fix the AC unit .  

take the sellers offer.. no one is going to litigate for an  air conditioner cost of litigation exceeds the value of the AC.It sucks I know.. it has happened to all of us in the industry.. and in C class or areas were you see them caged there is a reason for that..

It has had considerable suspension work done, door handles replaced, headlight assemblies (over $2800), air conditioner replaced and even the battery replaced.

Know the place and make sure when you replace the air conditioner your gettin a good dealBrian 

Just as a refrigerator, microwave, air conditioner, ceiling fan, and every other good thing is a liability!
