I manage commercial units in a 9 story Buckhead residential building off of Pharr Road and they allow rentals but the building is older and you will find a correlation in rental restrictions and newer properties.

The section continues, “… Bed and Breakfast establishments, boarding homes, dormitories or multiple units, or any other similar lodging arrangements are specifically prohibited.”Section 3 – Commercial Use – states, “…no part of a Lot or Dwelling shall be used or caused to be used or allowed or authorized in any way, directly or indirectly, for any business, commercial, manufacturing, mercantile, storing, vending, or other such nonresidential purposes…”.

60% LTV is not that low, particularly in a higher rate environment where the debt service coverage requirement (cash flow) is now limiting LTVs to 60-70% in many cases anyway.Separately, should be able to get a commercial loan with a rate in the 6s.
