Of course they were extremely confusing to interpret and I think a lot of people interpret them incorrectly.Worth noting that once I did consult a lawyer, most of the people giving answers on the question online were wrong.This is just something that is going to require combing through the state law and trying to interpret it, and consulting a lawyer if it's not obvious. 

Some leases can be absolute NNN ,some can be gross, and some a hybrid where NNN but CAM caps on certain items.This is why when one of my clients I represent as a commercial buyers broker wants to buy a retail center we comb through the leases.

I've been combing the market for a long term rental, and there's not much available.

In total, combing 2 private meetings/interviews, we spent approx 5 hours with Mayor Scott Jablow, Assistant Mayor Holli Ploog, Housing Manager Shannon Boone, and their in-house council.My take-away:The Sedona government is receiving a lot of pressure from people that are anti-STR.

If you dont't have an agent combing through the MLS for you, maybe check out Zillow & filter it as FSBO. 

As I have combing through potential deals and analysis, I have found that a combination of lack of cashflow, high property taxes, shrinking population and virtually nothing to attract potential tenants in much of the state is making out-of-state investing seem like a much better bet to a smaller, beginner investor looking to keep costs low and scale gradually through buy and hold. 

The language of the OA is pretty dense, but I've combed it and don't see any provision to require an early exit from the fund.
