Unfortunately a lot of people that are sold this "cash flow is profit" hogwash are the very people that NEED the promised cash flow and when the vacancies and expenses are not as advertised then they are the least likely to be able to hold the property so then it ends up "churned" to another "cash flow" investor.

My mentor in RE who had been acquiring rentals for 20 yrs and is one of the most successful people I know always tells me the only thing he loses is weight. 2008 hit and he had few units turn over outside of typical churn.
