I FIXED THE ROOF AND CHANGED SOME DOORS THE PROPERTY WAS BROUGHT IN GOOD SHAPE !

While competition hadn't changed dramatically, we noticed some of the competition had pushed up rents on other 3 and 4 BRs in the area.  

* What do you do to ensure that the tenant is responsible for security deposit disputes since that is the largest reason for owner lawsuits* How familiar are you with the newly changed laws that can affect you the owner if they are not used correctly?

Generally, I would recommend not making any such changes to your leases and the way rent is handled for humanitarian reasons. 

Sometimes you realize you made a mistake for some reason and decide to make a change. 

The purchase price will likely be <$500K if that changes anything.- Value add - How much does it cost to build additional storage units?

But because market prices of properties went up like crazy and so did the market rents, both tenant and landlords are not cognizant of the changes. 

Because a large percentage of the charges are base fees that do not change based on use!
