A buyer wants me as seller to set up an escrow account for after purchase that would last for 4 yrs and cover unpaid base rent or CAM if any tenant vacates before the end of their lease.

I signed a lease which stated very specifically -Quiet after 9 pm and no more than 2 guests per bedroom and he has his girlfriend plus 4 kids there-Lets girlfriend stay there all day while he is gone-I now work from home and cannot focus due to noiseHis lease is up August 31I have mentioned the noise level and he has been a bit argumentative saying he isn't playing music and just having conversation but I can hear baby screaming and them having sex. it is horrible.

The Fair Housing Act states that you cannot refuse to rent to someone (deny them housing) or otherwise treat them differently based on their race, color, religion, sex, disability, familial status, or national origin. 

When I ran him he turned out to have been kicked out of the military, evicted from military housing, a felon for child related sex crimes (sent a girl a dirty pic, she was underage), the list goes on. 

The seller is a long distance owner and has not raised rents, charged a CAM or any rental fees for the dirt lot. 

And pay attention to this, due to women are the main sex, that makes getting rent paid on time, for amounts required, which holds together a Rental Empire.

I bought one house and the bank has an agreement for 2 registered sex offenders to live in the house--THE BANK signed the agreement and left me with getting them out.
