There is some water damage from a built in air conditioner and the inside of the house needs to be painted,  carpets pulled,  wallpaper removed in the kitchen and a bedroom,  hardwood floors refinished,  and possibly the dated kitchen updated with new cabinets, appliances and counters.

If I don't do the roof I could save about 4-5k garage door needs to be fixed/replaced, windows need fixed/ replaced, appliances/cabinets need replaced, 2 exterior doors need replacing.

He said a cabinet shop that employs 200 of the 1,200 residents in Cottonwood is shutting down, so that is probably an area to avoid.I agree with @Dick Rosen.
