Located in The house is very solid structurally & all systems are in great condition huge newly remodeled kitchen with breakfast area!

(I say $10 month because I rented an apartment that was $10 more a month than another unit and the "reason" was an extra 10" on the kitchen countertop making it a breakfast bar.

My only advice (and I'm not an RE agent, but I buy deals offmarket)...Forget all the fancy language, the smoozing, the late night 'networking' dinners...If you can figure out how to generate consistent buyers/seller leads...you'll make the bacon. 

But the timelines are longer and the initial costs are higher as you will need someone on your GP team that already has HUD experience, your architect and construction team needs to also have HUD experience, and you'll have to pay Davis-Bacon wages, etc.

Then he falls off the wagon and starts drinking a bottle of tequila for breakfast, and tries to stab your other roommate who is just trying to use the bathroom they share, because he thinks the other roommate is some kind of demon.

As someone else said, if you could reposition as well to senior living, or maybe apartments, or student housing, or some other use, some hotels may have some potential there for the creative person.Is now the time we get rid of "free breakfast"
