When people bring up Subject To (very risky) and private money it's usually because they have seen a lot of scaling content.

If you want to invest private deals which are generally the best deals then being an agent will kill that deal before it gets going. 

Now, I’m diving into the niche of land investing.When I was pursuing the BRRRR strategy, one of the aspects that made scaling seem feasible was the availability of hard or private money lenders.

As someone just starting to explore syndications, I’m curious: what’s been your biggest challenge in managing diverse investor expectations, and how did you overcome it?

we only did private notes back in the day.. and never thought twice about DOS. 

I remember reading about lots of trouble with private REITS.
