Mass market analysis is alright for a preliminary search to vet properties but scouring the market is arguably just as quick and effective once you get good at it.Knowing how to search on Zillow or Realtor is already going to discredit 90%+ of places, then a two second look at a listing will discredit another 90%+, meaning the cream of the crop will rise in a matter of minutes, regardless of how you're searching when you equip yourself with the right tools.Here's my beef with mass market: it's good but it misses things.

I say in Jest But on the west coast we would not even consider talking to an attorney over this matter.. one it would cost more than the appliance and if you really had a beef take them to small claims court .. and file a complaint as I said to the RE division or whatever you call it... .:) good luck if he is doing that probably needs to be put out of bizz frankly

I don't think its a good idea to smother the tenant with late fees they can't get back out of. 6. 3 day window - No beef there.

Keep heaters as the are, get them serviced and make sure they are working for now and just budget for their replacement in the very near future. beef up on you cap-ex, be very lean in your first few years until you get a solid foundation and feel for the property.4.

Still deals to be found, however competition is up significantly since then, and the city has also been vocal about beefing up regulations / permitting enforcement in the last few months, so make sure you find one that you can operate legally.
