You need to take note that the different guidelines are important and you need to follow the different basic guidelines accordingly if you want to take advantage of the 1031 exchange.

I am only familiar with Texas and while there is sometimes limited flexibility it’s basically 100% due at sale.  

The decision to allow pets there, though, was influenced by demand and basic math.

Amy I talked to William off line I dont think he is a plant.. as someone who actually funds land flippers I was curious as to where these folks get the basic training..

Similar story - I'm basically writing off the 10k at this point. 

Basically if there is no "living room" and there are no comparable properties with similar square footage and bed/bath count in your area the property becomes difficult to comp or sell and lenders will not be able to use it as collateral for a loan Excellent point.
