While I appreciate your "caring", simply put, that caring will get you eaten alive in this business....you can be compassionate and caring without going bankrupt.

I'm not sure why will you need money available right away for every monthly rent you can possibly have in your bank account, you should have reserves anyways unless you are going bankrupt, but I get it.  

Well, for those who claim there is a 0% chance of that happening, think twice:https://www.congress.gov/bill/...Especially, Sec. 6, where they will buy out multi-family homes from bankrupt landlords for cheap.

Every hot stock was smoking hot....until it suddenly wasn't.Apple would have been bankrupt in 1997 had Microsoft not bailed them out. 

I've seen too many inexperienced people get burned or go bankrupt not doing proper due diligence. 

The AirBNB market completely blew up with COVID to the point that very successful people who held 15-25 properties essentially went bankrupt within weeks.

Do you go bankrupt; downsize your house; downsize your car; not go on vacation for 5 years; no college fund for your kids; etc.

So, I hired an attorney and every time I thought I had a plan to settle with the seller my attorney purposely made the seller angry so he could get more money from me.The seller purchased 100 acres in northern California, moved his horses there and went bankrupt.

This homeowner went bankrupt 5 years ago and has been collecting rent on his house for about 5.4 years without paying the mortgage or any taxes.
