You'll have less cash flow on the 200k but the absolute equity build will be faster.I'll also say that I don't actively avoid cash flow.

So there are options available, but my goal is to avoid having to put more cash into the deal if possible. 

Avoid relying on things like hoping that the Fed will lower rates to boost prices—this isn't investing; it's speculative hoping.

To avoid the risk management/insurance that comes with tenants' wood fire use:I'm thinking to seal the chimney cap on roof and run a cord putting an electric Infrared heater fireplace in there, so they can still open the glass and get heat and watch TV over the mantle, but can't burn anything or have any flame.
