In one area I rent, you just cannot trust them; over 50% of them have completely bogus data. 

But keep in mind that there might be some delays in getting payments started, particularly in the first month or two as inspections are completed and paperwork is processed.

I am not quite sure what category I fit into since I’m not a completely foreign investor, but I also don’t have a W2 or current residency in the US.Curious if any Lenders here have advice on how to seek financing.

The new person must complete an application and pass the screening.

If it does vest, then the 2nd isn't currently $8k and the paperwork could further help your case.Other option is to completely ignore the equity in your residence and look for creative financing on the property you want to purchase. 

The beauty of this is that intermediaries who work with me know that I make “fair” offers based on VERIFIABLE facts, that I follow through with completed deals unless important information was with held or information provided was false, and that there’s absolutely no value in presenting deals to me where the seller/borrower/investor is unrealistic, naive, or otherwise wanting to “test” the market.  

He has talked about some of the deals he and his partners have recently completed, and they sound like awesome opportunities.
