Thinking based upon what I'm reading here, that they need to just do the cosmetic rehab and updates.

Also, if you do 12-month leases how are you able to clean/update the property before the next lease begins?

We had one in Mass. recently where they overvalued the property which was in awful condition and compared it to homes in a cul de sac that were updated.

I'm wondering if I could also include any updates I make to my property?  

The CEO doesnt get mired in the details and work the front line, they set strategy and get updates to ensure the company works along that strategy.I also disagree with your view on property managers.
